"What is a pre-listing appraisal, and why do I need one?"

A pre-listing appraisal provides an independent, expert valuation of your home before it goes on the market. It helps you price your property accurately, minimize days on market, and avoid costly pricing mistakes that could cause your home to sit unsold.

"What is the difference between Red House and a traditional real estate agent’s CMA?"

A CMA (Comparative Market Analysis) is a price estimate typically done by an agent, often without an inspection or detailed supported adjustments. Red House provides a USPAP-compliant appraisal conducted by a licensed Certified Residential Appraiser, offering an objective, detailed, and highly accurate valuation — not just a market guess.

"How is Red House different from a standard appraisal company?"

We specialize in pre-listing services only — helping sellers and agents strategically price homes to maximize proceeds and minimize time on the market. Our appraisals are customized for listing success, not for mortgage lending.

"Can I use this appraisal for lending/financing purposes?"

No. Red House appraisals are intended solely for pre-listing pricing guidance and are not eligible for lending or financing use. Mortgage lenders require appraisals that meet specific underwriting guidelines and are ordered through their approved channels. Our appraisals are developed under USPAP standards for private use by sellers and agents to help with listing strategy — not for loan approval.

"How do I order a service?"

"How quickly will I receive my report after the inspection?"

Standard turnaround is within 48–72 hours after property access. A 24-hour rush option is also available for an additional $100

"Do you offer in-person or remote services?"

Property measurements require an in-person visit. For appraisal services, our standard protocol is to perform an in person inspection that includes measurements & photographs of the property. In the event that access to the property is not possible, we can perform the appraisal utilizing previous MLS and/or tax assessor data. "What are ANSI standards? Why do I need ANSI measurements?"
ANSI stands for the American National Standards Institute, which sets the nationally recognized guidelines for measuring residential properties. Specifically, the ANSI Z765-2021 standard outlines how to calculate a home's gross living area (GLA) — things like where to measure from, what counts as finished space, and how to handle areas like basements and attics.

Using ANSI measurements ensures your home’s square footage is calculated consistently, accurately, and professionally. Many Multiple Listing Services (MLS), real estate brokerages, and appraisal organizations now recommend — or even require — ANSI-standard measurements. Accurate, standardized measurements help avoid pricing errors, buyer disputes, and appraisal issues once you go under contract.

Process & Timeline
"Do I need to have an agent to use Red House services?"
No, you do not need to have hired an agent to utilize our services. We work directly with both homeowners and agents.
"I don't have an agent yet - Can you help connect me with a qualified, professional listing agent?"
Absolutely! Through our Red House Referral Partners program, we can connect you with top-performing listing agents who specialize in your local market. Every agent is carefully selected based on their track record, client satisfaction, and pricing expertise — and they cannot buy their way into our program, ensuring only the best are referred. Our partners are trained to leverage your Red House appraisal to maximize your sale price and minimize time on the market. If you'd like, we can introduce you to a few trusted agents — no pressure, just professional support when you need it.
"Can my agent order services on my behalf?"
Certainly. Agents can place orders, pay, and coordinate delivery of reports.
"Do you work with FSBOs (For Sale by Owner)?"
Yes, we work directly with homeowners who are selling without an agent. Our pre-listing measurement, appraisal, and pricing strategy services are designed to help FSBO sellers price accurately, build buyer confidence, and maximize their sale proceeds.
Process & Timeline
"What forms of payment do you accept?"

We accept credit cards, debit cards, personal check, or cash.

"Do you accept payment at the closing table from the seller proceeds?"

Absolutely. With prior agreement, we collect payment at closing as a line item on the settlement statement. We simply hold a card on file in the event that the home doesn't close and will charge only upon the listing is expiring, being withdrawn, or cancelled. Please note that this method does incur an additional 10% charge to the original subtotal provided that we are deferring payment.

"Is there a cancellation fee? What is your refund policy?"

There is no fee if canceled more than 24 hours before inspection. A $150 fee is applied if canceled within 24 hours of scheduled inspection appointment. After inspection, fees are non-refundable due to work already performed.

Pricing & Payment
"What if my home’s value changes after the appraisal?"

Markets can shift. If your home is not yet listed and conditions change, we offer updated comps and advice for a nominal fee or as part of our Full Consultative Support package.

"What happens if I disagree with the valuation?"

Our appraisers are available for a follow-up consult to explain findings. We are always happy to review new material evidence if you believe it was overlooked.

"What areas do you currently serve?"

We currently serve the entire Denver metro area and surrounding suburbs. (Expanding soon!)

"Will my report be confidential?"

Yes. Your report is confidential and only shared with the parties you authorize.

"What experience do your appraisers have?"

All Red House appraisers are Certified Residential Appraisers with extensive local market knowledge and specialized training in pre-listing valuation strategy.

"How does the "Red House Value Certified" sign rider work?"

If you purchase a service level including the appraisal, you’ll receive a small rider that can be attached to your “For Sale” sign, signaling to buyers that your home was professionally appraised before listing.
